Salary Range: $107,082-$159,285
This role will report into the US Service Office. Due to specific business needs, the coworker may sit in a different geographic location and work from a unit in accordance with our IKEA US workplace principles.
What you'll be doing day to day
• Lead the work to acquire, lease, develop and divest locations in accordance to the business case including investment request and Real Estate scope in the country by controlling and minimizing costs and risks related to the relevant processes (acquisition, development, zoning, planning, permitting, leasing, valuation, operation and potential divestments of Ingka properties).
• Develop working relations with local authorities, communities, neighbors and other external stakeholders to seek and secure support for development, planning and permitting of new or existing properties in the country. Work with property partners and local authorities to facilitate and finalize all obligations (regulatory, financial, community, utility etc.) in relation to the project. Collaborate with other Ingka functions to finalize the project and ensure a smooth handover, including relevant documentation after acquisition and permit approvals.
• Responsible to investigate, control, organize and negotiate the applicability and validity of real estate taxes, fees and other obligations during the permitting, approval and business operations. Lead and supervise the approval and execution of all public infrastructure, utilities and other off-site improvements in connection with new and existing properties. Define and lead the assessment and management of all real estate risks and interests related to Ingka properties and develop best mitigation ways of working. Ensure a secure, transparent, and satisfactory transfer of completed projects, along with the relevant documentation, to the appropriate business owners and property users.
• Lead or co-ordinate with other Ingka businesses and functions in relation to property management where Ingka acts as a landlord or Tenant to secure all the legal, financial, and operational requirements. Represent Ingka in all real estate aspects with common areas/properties owners’ associations, in order to safeguard Ingka interests, optimize operating cost of such shared areas/properties.
